Country Estates on Mallorca

The island's largest private estates — land, privacy and every comfort, in some of Mallorca's most beautiful landscapes.

A country estate is defined by its scale and by the life it makes possible: extensive grounds, generous residences and facilities that turn a house into a private world — vineyards, olive groves, stables, tennis courts and, in rare cases, even a private golf course.

DEFINITION

Country estate or possessió?

A possessió is defined by its history. A country estate is defined by its size and the quality of its setting. The two often overlap, but they are not the same.

Some country estates are built around a historic possessió, restored and extended over the years. On others, only parts of the property are historic — an old farmhouse, a tower, a chapel — alongside newer residences built in the traditional style. And some are entirely contemporary, designed from the outset as a private estate.

What they share is a sense of space that is rare on an island: large grounds, complete privacy, and the infrastructure for a full life on the land — for a family, for guests and, often, for a staff to look after it all.

PRIVACY

The rarest luxury of all

On an island that welcomes millions of visitors every year, true seclusion has become the most precious quality a property can offer. A country estate provides it like no other: grounds so large that the world outside simply disappears.

No neighbours in sight Hectares of land, walls, woods and groves between the house and the outside world.
Private access Long private drives and gated entrances — arrivals and departures away from public view.
Discretion at every level For families, public figures and anyone who values discretion — with trusted staff and security that respect it.

LIVING

Space, light and views

Loggias that look across vineyards to the mountains, reception rooms for large gatherings, guest houses, staff quarters and gardens that unfold over several terraces. A country estate is made for living well — and for receiving others in the same spirit.

LIFE ON THE ESTATE

What a country estate can offer

Every estate is different. These are some of the features that define the finest country properties on the island.

Vineyards & wine From a few rows for the family's own wine to a working vineyard with its own cellar.
Olive groves Groves of young and centuries-old trees — and, for many owners, their own olive oil.
Equestrian Stables, paddocks and riding arenas, with direct access to the countryside.
Tennis & sport Tennis courts, padel, fitness and spa areas — and, on a few exceptional estates, a private golf course.
Guests & staff Separate guest houses for family and friends, and accommodation for the people who run the estate.
Gardens & water Landscaped gardens, pools and the wells, springs and reservoirs that keep them green.
VINEYARDS

A wine estate of your own

Viticulture has a long tradition on Mallorca, and today the island's wines enjoy a growing reputation, with two protected designations of origin, Binissalem and Pla i Llevant. For many buyers, a vineyard is the heart of the estate — whether for the pleasure of their own wine or as a serious agricultural project.

EQUESTRIAN ESTATES

Room for horses

Mallorca has a strong equestrian culture, and its large estates offer what horses need: pasture, stables and quiet country roads. Properties with existing equestrian facilities are particularly sought after and rarely come to the market.

HERITAGE OF THE LAND

Trees older than the houses

Some of the olive trees on Mallorca's estates are many centuries old, their twisted trunks shaped by wind and time. Together with dry-stone terraces and old water systems, they are part of what gives a country estate its character — a heritage that no new construction can replace.

BEFORE YOU BUY

What buyers of a country estate should know

As with any significant property, buyer and seller are each represented by their own lawyer, and every estate is reviewed thoroughly — legally and, where needed, by architects and agricultural experts — before signing at the notary. For country estates, these are the points that matter most.

01 · LAND & BUILDINGS Large estates usually stand on rustic land, often across several plots. The legal status of each residence and facility — guest houses, pools, courts, stables — is reviewed so that everything is in order on the day of signing.
02 · WATER Gardens, vineyards and horses all depend on water. Registered wells, water rights and storage capacity are among the most valuable assets of an estate.
03 · AGRICULTURE Vineyards, olive groves and livestock may be registered agricultural activities with their own rules, rights and, in some cases, subsidies. Their status is clarified as part of the preparation.
04 · USE & LICENCES Private residence, wine estate, equestrian centre or agroturismo: each use rests on its own legal basis. Existing titles and what they cover are reviewed before purchase.
05 · MANAGEMENT An estate of this size needs people: gardeners, caretakers, often a farm manager. Many owners keep the existing team, and a realistic plan for running costs is part of every purchase decision.
06 · PRIVACY & SECURITY Boundaries, access roads, neighbouring land and security systems are part of the assessment — so that the estate's privacy is as complete as it appears.

PRIVATE REPRESENTATION

Estates of this kind are rarely advertised

Owners of the island's great estates value discretion above all. After a confidential conversation about your wishes, I present suitable properties personally. For the legal and technical review, you are represented by your own independent lawyer — and if you do not yet have advisors on the island, I am happy to introduce experienced professionals I have trusted for many years.

QUESTIONS

Frequently asked

What makes a property a country estate?

Above all, size and quality: extensive grounds, generous and luxurious residences, and facilities such as vineyards, stables, tennis courts or guest houses. A country estate may include a historic possessió, but it does not have to.

Can I produce my own wine or olive oil?

Many owners do — for their own table or on a commercial scale. Estates with existing vineyards, olive groves and production facilities make this considerably easier.

Who looks after the estate when I am away?

Most country estates have a caretaker, gardeners or a small team. Through my long-standing network on the island, I can introduce trusted people for every aspect of running the property — from estate managers and gardeners to craftsmen, security and household staff.

Who do you work for — the buyer or the seller?

For both. My role is to bring buyer and seller together, to mediate between them and to guide the sale to a conclusion that is right for both sides — making sure the buyer is on safe ground at every step, and that the sale proceeds smoothly for the seller. Each party is legally represented by its own lawyer.

Are country estates offered on the open market?

Some are. The most exceptional estates, however, are usually sold discreetly, off-market, through personal contacts and trusted advisors.
