The properties I represent are rarely advertised, and no two are alike. Finding the right one is less a question of searching than of knowing — the houses, their owners and the island. That is what I offer: a personal, discreet search, guided from the first conversation to the signing at the notary.

The signing is not the end
A historic estate needs good people around it. Through my long-standing network on the island, I can introduce trusted professionals for everything that follows — architects and craftsmen experienced with historic buildings, estate managers, gardeners, security and household staff.
A search built on trust
The more clearly you can describe what you are looking for, the more precisely I can select — and the fewer viewings it takes to find the right house. A frank conversation at the beginning saves time for everyone involved.
Owners who sell off-market place their trust in me, and I extend that trust to the buyers I introduce. Information about these properties is therefore shared in confidence, and I ask buyers to treat it with the same discretion. Where a property requires it, this is confirmed in a written confidentiality agreement.

Why are there no properties on this website?
Because most of the properties I represent are sold off-market, at the owners' request. Suitable properties are presented to you personally after a first conversation.
Who do you work for — the buyer or the seller?
For both. My role is to bring buyer and seller together, to mediate between them and to guide the sale to a conclusion that is right for both sides — making sure the buyer is on safe ground at every step, and that the sale proceeds smoothly for the seller. Each party is legally represented by its own lawyer.
What do I need to buy property in Spain?
Above all, a lawyer of your own, who advises you through the legal side of the purchase. Foreign buyers also need a Spanish tax identification number (NIE) and usually a Spanish bank account — your lawyer will guide you through both.
Do you also work on Ibiza and Menorca?
My focus is Mallorca, where I have lived and worked for 25 years. I am happy to discuss exceptional properties on the other Balearic Islands as well.
